That oversized cottontail was probably a swamp rabbit. They used to be common in about the eastern half of Texas, but now their distribution is down to about the eastern third of Texas. They seem to prefer a semi-aquatic habitat.
The worst rat problem I've ever seen, was during the drought of '56. Every barn in the country was alive with them.
I'm not aware of any practical way to scare them away. They're deathly afraid of rattlesnakes, and will bail out when a rattler moves in, but it takes a fair-sized rattlesnake to handle a rat, and big rattlers can be a little tricky to live with, obviously. LOL.
